Thank you for your reservation. We will make your visit a memorable one. It is important to print out your confirmation and bring it with you when you check in. It contains important check in information about where to pick up your keys!

CHECK IN: Check in is 4 PM.  We are open 9am to 5pm Monday-Friday and 9am to 3pm on Saturday. To check in come to our office – A Paradise Vacation Rentals—5201 Gulf Drive Holmes Beach, FL 34217. Our housekeeping crews make every effort to ensure that your rental will be ready for occupancy by 4 p.m.; however, on extremely busy days this may not be possible. For late arrivals (after business hours or on Sundays), keys will be left in an envelope with your name on it in our black letter box located by the front door.

CHECK OUT: Check out time is 10:00 AM. Check-out instructions are provided in the Welcome notebook in your unit. Late check out fees may apply. When departing before or after business hours, or on Sunday, please drop keys through the mail slot in the front door of our office if this is where you picked them up. If you picked up your keys at your unit in a lockbox, then return the keys back to the lockbox. DO NOT leave keys in the unit if you picked them up at our office. There will be a $25 charge if keys are left in the unit.

KEYS: Please take care of the keys provided to you as a lock-out fee of $50 applies for any after-hour lock out emergency calls. There will be a $25 fee if a key is not turned in upon check out or lost.

RENTAL DOWN PAYMENT: 25% of the rental fee and the Unit Damage Protection Insurance are required at time of reservation. Payments are not refundable in the event of cancellation. We recommend the purchase of travel insurance for the protection of nonrefundable payments. In lieu of security deposits we sell the damage waiver protection. When your rental down payment is processed, you agree to the acceptance of these terms and conditions.

RENTAL PAYMENTS: Final rental payments are due in full, sixty days prior to occupancy and are not refundable in the event of cancellation.  We will collect final payments 60 days prior to occupancy.  Keys will not be dispersed until final payment is made.  At time of booking, we quote a cash rate but will accept credit card for your final rental payment.  Please refer to your confirmation for credit card pricing.

TRAVEL INSURANCE: Travel insurance is offered through CSA Travel Protection to all A Paradise Vacation Rental Guests. It is automatically calculated as an additional fee added to your reservation. Travel insurance will offer protection against loss in the event of unforeseen illness, accident, or unexpected cancellations. No refunds are made due to inclement weather or noshows. UNIT DAMAGE PROTECTION INSURANCE: A Paradise Vacation Rentals now offers Unit Damage Protection Insurance which covers unintentional damages to the rental unit that occur during your stay. The policy will have a maximum benefit of $1500.00. Any damages that exceed $1500.00 will be charged to the credit card on file. Certain terms and conditions apply. Full details of the Rental Unit Damage Protection coverage are contained in the Certificate of Insurance or Insurance Policy. By submitting payment for this plan, you authorize and request CSA Travel protection to pay A Paradise Vacation Rentals any amount payable under the Terms and Conditions of the Rental Unit Damage Protection.

DISPUTES:  I understand that if there are ANY disputes or dissatisfaction regarding the vacation rental property paid herein, that said dispute should be taken up directly with A Paradise Vacation Rentals. I agree that I will not request a chargeback or credit to my credit card in connection with any charge made pursuant to this agreement. I hereby expressly waive my rights to request any chargeback against A Paradise Vacation Rentals now, and in the future. All complaints must be reported during the customer’s stay and not after departing the property.

TAX: Rentals of less than six months are subject to Sales Tax -which varies depending on county- and Resort Tax of 5%. Manatee County sales tax is 7% and Sarasota County sales tax is 7%.

RENTALS OF LESS THAN A WEEK: Three night rentals are available in certain units only. These rentals are calculated at a higher daily rate. We do not offer rentals of less than three days. We do not offer rentals of less than a week during our winter season.

OCCUPANCY:  Each unit has a maximum capacity, which you were informed of when making your reservation. Overcrowding of units may result in the immediate eviction and loss of rent. Group gatherings are not permitted. Sub-leasing is not permitted.

NOISE ORDINANCE: The Island does have a noise ordinance that goes into effect after 10 pm. This ordinance pertains to any loudmusic or loud sounds coming from the property after this hour. If the police or the Management Company is called due to the renters disturbing the peace or illegal activities we reserve the right to terminate the rental agreement and immediately evict resulting in loss of rent. Any fines that are assessed due to violation of this ordinance will be the responsibility of the guest.

CONSTRUCTION: In the event of neighboring construction, A Paradise Vacation Rentals shall not be held responsible to provide any type of advance notification to incoming guests, as we do not receive any type of notification of new or ongoing construction projects (newconstruction, exterior or interior renovations, pool/landscaping installation, etc.)

CONDOMINIUM/HOMEOWNERS ASSOCIATIONS: Guests occupying a unit governed by an association shall abide by all association rules and regulations. Guests shall not be permitted occupancy until association application and approval is obtained. If the police or the Management Company is called due to the renters disturbing the peace, illegal activities, or breaking the rules and regulations of the governing association we reserve the right to terminate the rental agreement and immediately evict resulting in loss of rent.

HOLIDAY RATES:  Rents may be higher on certain units over Christmas, July 4th, Thanksgiving, and Easter weeks. Rates vary by season and are subject to change without notice.

AMENITIES: Each rental unit is individually owned and reflects the tastes of the owner. We do our best to accurately describe eachunit and its amenities prior to booking, but cannot be held responsible if tenants are dissatisfied with the accommodations. If you have any questions about the unit amenities, please call our office. We will gladly discuss them with you. Our rentals do not provide beach chairs or beach towels. Very few rental units provide grills.

PETS: Units allowing pets require a $150.00 non-refundable pet fee. Any unauthorized pets will result in a $500 penalty which will be immediately charged to your credit card. Additionally, we reserve the right to terminate the rental agreement immediately and evict the tenant resulting in loss of rent. Certain weight restrictions apply. Multiple pets are allowed in very few rental units and require a $150.00 non-refundable pet fee per pet. Claiming a pet as a service animal, when it is not, is a criminal offense.

ITEMS LEFT IN UNIT: Neither the owner nor A Paradise Vacation Rentals will be held responsible for any personal items left in theunits. If you request us to retrieve and mail items left in the unit, you will be responsible for mailing/shipping charges plus a $25.00 processing fee.

INOPERABLE EQUIPMENT: In the event of equipment malfunction within a rental property, A Paradise Vacation Rentals will bexpedite repairs as quickly as possible. Any maintenance items should be reported to A Paradise Vacation Rentals as soon as possible and may require vendors outside of A Paradise Vacation Rentals to repair and/or replace equipment. Should a repair service make a call to a rental property and find the equipment is not in working order due to guest misuse, oversight or neglect, the fee for the service will be charged to the guest. No rent adjustments can be made for circumstances beyond our control or for malfunction or loss of use of equipment, amenities or nearby construction. If the unit you rent has an elevator and the elevator becomes inoperable due to any circumstance, the stairs will be the only form of transportation to and from your unit.

AIR CONDITIONING:  The fan should be set on AUTO and system on COOL.  Do not set air conditioner thermostat below 72°F.  Do not operate air conditioner with any doors or windows open. Damages to the unit due to improper operation will be the guest’s responsibility. 

GARBAGE DISPOSAL/TOILETS:  Please do not put any item besides TOILET PAPER in the TOILET. Paper towels, baby wipes, feminine products etc. – anything besides toilet paper provided – may cause a plumbing issue. If this occurs, the guest will be responsible for the service call and repair. Likewise, please do not put peelings or any fibrous materials through the disposal. Run plenty of water and feed material SLOWLY into the unit when using the disposal.

SWIMMING POOLS: Pools are regularly cleaned, treated, and maintained at the owner’s expense. Following inclement weather or high winds, pool service cannot be expected “on demand” for removal of fallen leaves or minor debris. When renting a property with a pool, it is important to remember that your help in maintaining it, to some degree, is expected. If pool heat is purchased it is set no higher than 82 degrees. During colder weather, we cannot guarantee that the pool can be maintained to that degree.

** Homes with private pools have security alarms which have been tested.  If your alarm is not working, please notify the office immediately.  If you disengage the alarm, it is at your own risk.  You must reengage the alarm prior to departure.  If the alarm is not reengaged, you will be charged an $80.00 service fee.

ILLEGAL ACTIVITY:  Should any guest or other occupants of the vacation rental use the property for any illegal or unlawful purpose including, but not limited to the possession, serving, or consumption of alcoholic beverages by persons less than 21 years of age, house parties or keg parties, beer pong, any disturbance resulting in neighborhood complaints or police action, or use of the home in a manner contrary to the provisions of this agreement shall be terminated immediately, guests and all other occupants will be required to vacate the vacation rental and all monies paid will be forfeited.

INTERNET SERVICE: Many units now offer various forms of high speed internet service for your convenience. Due to the numerous different providers and age and configuration of your personal computer, we cannot guarantee that you will be able to connect. We will do our best to assist you, but cannot be held responsible and no refunds will be offered if you are unable to take advantage of this service.

UNIT SUPPLIES: You will need to purchase paper and cleaning products (napkins, paper towels, hand soap, toilet paper, dish/laundry detergent, etc.) as needed. Beach towels, beach chairs and BBQ grills are not normally provided.

RIGHT OF REFUSAL: We cannot offer the right of first refusal on rental properties. If you want to rent your unit again for next year, please let us know as soon as you can after arrival to ensure availability. Please do not wait until departure to inform us of your desire to return. We do have to make the property available to others until a reservation is confirmed and cannot be held responsible if your unit has already been booked and is unavailable to you.

SMOKING: All of our units are non-smoking. Please smoke outdoors with windows and sliders closed and responsibly discard all smoking debris. Evidence of smoking in the unit will result in an immediate and non-refundable $500.00 cleaning fee charged against your card.

PARKING: Each unit has specific parking locations and rules which will be provided to you at your arrival. Some units have a maximum number of cars allowed to be on the property.

AGENCY: A Paradise Vacation Rentals is the authorized agent for the owner/landlord. We reserve the right to make reservation changes due to any unforeseen circumstances.  Units placed on the market for sale may be shown during your stay with prior notice.

SUBSTITUTION OF ACCOMMODATION: Where circumstances arise beyond our control (i.e., fire, hurricane, sale of unit, etc.), your confirmed property may be unavailable upon your arrival.  A Paradise Vacation Rentals reserves the right to substitute your accommodations.  We cannot guarantee the confirmed rate in these instances.  Although we will do everything possible to create a pleasant vacation experience, neither A Paradise Vacation Rentals nor the owner are liable for damages or inconvenience in this rare and unusual situation.

LIABILITY: Tenant agrees to hold Landlord and A Paradise Vacation Rentals harmless from all liabilities and all costs of defense,including attorney’s fees arising out of tenant’s use or possession of the leased property, and all claims, damages and liability incurred to invitees, family or friends of tenant.

RADON GAS: Radon gas is a naturally occurring radioactive gas that, when accumulated in a building in sufficient quantities maypresent health risks to persons who are exposed to it over time. Levels that exceed Federal and State guidelines have been found in buildings in Florida. Additional information regarding Radon Gas and Radon testing may be obtained from the Manatee County Health Unit.
PROMOTIONS: By reserving this property and therefore agreeing to this agreement you give A Paradise Rentals expressed permission to send you ongoing marketing, promotional, and special discount type communications. These are offered various times of the year, and are a benefit to the guest. These can be unsubscribed from if so desired.

AGENCY DISCLOSURE: Pursuant to Florida Statutes Chapter 475, you are hereby notified that in connection with the property rented by this firm, A Paradise Vacation Rentals is agent for the Owner and is being compensated as such by the Owner. Tenant acknowledges that this written notice was given, and is understood, prior to signing Rental Agreement, in compliance with all applicable Florida Statutes.
